A walk and a notebook

Free, 45 minutes, on-site. We measure where we have to, but mostly we listen. What's the room used for at 8 am, at 8 pm? What stays, what goes?

Draw

One scope, one number

A drawn scope and a fixed-price estimate with an allowance schedule itemised line by line. Tile per sq ft, fixtures per piece, hours by trade. No floating contingencies.

STAGE 03

Sign

Paperwork plain enough

A four-page contract a layperson can read in twenty minutes. Payment schedule tied to milestones, never to dates. Permits pulled in our name, with copies handed to you.

STAGE 04

Build

One project manager

One phone number from demo to keys. Plastic walls, dust containment, daily photo log shared to your phone, swept-clean site at 5 pm every day.

STAGE 05

Hand-over

A binder, then a year

Manuals, warranties and paint codes in one binder. A 30-day, 6-month and 12-month check-in. A one-year workmanship warranty we honour without arguing.

Bring less than this and the project still ships — we'll choose on your behalf and you can veto. Bring more and we're delighted. The ledger is a floor, not a ceiling.

Common questions, plain answers.

01How does Borsa price a project?

We give a fixed-price estimate after the second site visit, broken out by line — cabinetry, stone, plumbing, electrical, finishes, project management. No allowances we can't substantiate. Variations are signed in writing before they happen.

02How long does a typical renovation take?

A kitchen runs 6–10 weeks from demo to keys. A bathroom is 4–6 weeks. A whole-home renovation is 12–24 weeks. Secondary suites are 8–14 weeks. We publish the schedule at signing and update it weekly.

03Who handles permits with the City of Calgary?

We do. Borsa files for the building, plumbing, gas, and electrical permits, walks the City inspector through every milestone, and keeps the permit documents in a shared folder you can access at any time.

04Is there a warranty?

One-year comprehensive workmanship warranty on everything we install. The manufacturer warranty on each appliance, fixture, and finish carries through to you. We follow up with a walk-through at month one, six, and twelve.

05Can we live in the house during construction?

Often yes — we set up plastic-walled containment zones with zipper doors and HEPA negative-pressure machines, and end every day with a clean site. For full kitchen or bath gut jobs, we recommend planning two to four weeks elsewhere.

06Do you handle the design, or do we need an architect?

We design everything in-house up to permit-ready drawings for renovations, additions, and secondary suites. For new construction or structurally complex additions we partner with a stamped architect — included in the estimate.
